Common Questions
What is ARV (After Repair Value)?
ARV is the estimated market value of a property after all repairs and renovations are completed. It's the foundation of every deal analysis — you work backwards from ARV to figure out your max offer price.
How does Dealzo calculate my offer price?
For wholesale, we use the standard investor formula: (ARV × 70%) − Repairs = Investor MAO. Your offer to the seller is Investor MAO minus your wholesale fee. This ensures the end buyer has enough margin to profit after repairs.
How do I find comps (comparable sales)?
Look for recently sold homes (last 90 days) within ½ mile of your subject property. Match on: bedrooms, bathrooms, square footage (±20%), and condition. Use Zillow, Redfin, or MLS if you have access. Look for 3–5 comps and average the price per sq ft.
What's the difference between Wholesale and Novation?
In Wholesale, you assign your contract to a buyer without the seller knowing the assignment price. In Novation, you openly partner with the seller to list and market the property — the seller is fully aware of your fee, making it more transparent and legal in more states.
